The post-pandemic workplace question was never really "how many days in office?" The honest version is harder: what is this building for, now that the work itself has decoupled from the desk?

A modern headquarters is no longer a container for tasks. It is a stage for the things that genuinely benefit from co-location — trust formation, mentorship, hard conversations, brand articulation. Everything else can happen quietly, asynchronously, from anywhere.

Designing for what is rare

When you stop designing for the eight-hour Monday-to-Friday occupant, the geometry of an office changes. Floors get more generous. Meeting rooms shrink and proliferate. Concentration is treated as a luxury good. Hospitality vocabulary — lounges, libraries, kitchens — starts to outweigh the corporate vocabulary.

The best workplaces in 2026 feel less like offices and more like clubs you happen to do your best thinking inside.

Three shifts we are designing into briefs

From real estate to membership

Square feet per employee is the wrong metric. We measure pull — the things a person can only get by being physically present. If a building has high pull, attendance follows. If it has low pull, no policy memo will save it.

From open plan to layered quiet

Open plan was an industrial solution to a creative problem. The future workplace is layered: small enclosed rooms for focus, social rooms for collision, social-but-quiet rooms for thinking together. Acoustics is a design discipline, not a remedial fix.

From amenity to ritual

Free coffee is not an amenity anymore — it is a baseline. The new currency is ritual: a great Friday lunch table, a wellness program built into the floor plan, a library that signals craft. These are the things people travel for.
